Four reasons custom-built makes more sense than tract for most Estero lots.
Lot variation from golf communities to acreage
Estero runs from platted golf-community lots in Grandezza and Shadow Wood to larger unrecorded acreage parcels toward Corkscrew Road and Bella Terra. Flood zones and required fill vary block to block, and an acreage lot often carries a different well-and-septic buildout than a platted community lot. A template plan does not clear the same engineering review on two different Estero sites.

Wind exposure and storm history

Where septic is required we coordinate the Florida Department of Health septic permit, the well permit, and the Village of Estero building permit as one packet. Lot size and zoning history are confirmed during the buildability review before design.
- Can I add Tesla Solar Roof or Powerwall to my new Estero home?
