Built for Southwest Florida.

Custom home construction in Lee, Collier, and Charlotte counties.

PrimeBid Construction LLC (FL CGC1533249) builds homes designed for the Florida climate. We handle the project from lot selection through certificate of occupancy. One team, end to end, all within one company.

How a custom home actually happens

Five phases. No black-box handoffs.

Pre-design

(Site + Program)

Lot evaluation, soil bore, survey, FEMA flood-zone review, deed restrictions, and HOA constraints. We confirm what the site allows before any drawings start.

Best For

  • Buyers who own a lot and want to know what it can support
  • Buyers comparing lots and weighing buildability
  • Out-of-state buyers who need a local feasibility check

Considerations

  • Soil report determines foundation type
  • Flood zone determines minimum finished floor elevation
  • Deed restrictions and HOA design review can constrain layout
  • Engineering review happens before architectural design

Design

(Architecture + Engineering)

Architectural drawings, structural engineering, MEP coordination, and Florida-specific energy calculations. The drawings that go to the permit office are the drawings we build from.

Best For

  • Owners who want a home designed for their lot, not a template
  • Projects requiring third-party engineering signoff
  • Homes that need to defend their cost basis to a lender or appraiser

Considerations

  • Florida Building Code residential drives wind-load design
  • Energy calculations per FBC Energy Conservation chapter
  • Mechanical, electrical, plumbing coordinated before permit submittal
  • Lender appraisal aligns to specification sheets, not adjective lists

Permitting

(Plans Review)

Building permit submitted to the relevant jurisdiction with all engineering, energy, and product approval documentation. Review windows are jurisdiction-dependent.

Best For

  • Lots inside an incorporated city or unincorporated county
  • Sites needing driveway, septic, or right-of-way permits in addition to building
  • Owners who want a single point of accountability for the permit packet

Considerations

  • Lee County building review approximately twelve weeks
  • Collier County building review approximately six weeks
  • City of Cape Coral building and driveway review approximately seven weeks
  • Port Charlotte building and driveway review approximately ten weeks
  • Review windows are approximate and municipality-dependent

Construction

(Vertical Build)

Site prep, foundation, vertical structure, dry-in, MEP rough-in, drywall, finishes, and final inspections. Third-party inspections at each code milestone.

Best For

  • Owners who want construction-phase reporting cadence
  • Projects financed by a construction-to-perm lender
  • Homes in flood zones requiring elevation verification

Considerations

  • Concrete strength per engineering, exceeding FBC residential minimum
  • Wind-load assemblies per the specific wind zone for the site
  • Termite pre-treatment before slab pour
  • Third-party verification at each stage

Closeout

(CO + Warranty Period)

Certificate of occupancy, owner walk-through, punch list, and the Florida statutory construction warranty period.

Best For

  • Owners taking immediate occupancy
  • Owners who want a documented punch-list resolution timeline
  • Owners with appliance, MEP, and finish manufacturer warranties to register

Considerations

  • Florida statutory implied warranty applies per state law
  • Manufacturer warranties registered at handoff
  • Punch-list resolution documented in writing

What determines your home

Engineering and code drive most of the consequential decisions. Aesthetics ride on top.

Lot Characteristics

Lot size, shape, slope, soil, flood zone, BFE, and setbacks determine what can be built. Engineering review of the lot precedes architectural design.

  • Soil report from a licensed geotechnical engineer
  • FEMA flood zone designation (A, V, X, Coastal A)
  • Base Flood Elevation (BFE) and required floor elevation
  • Front, side, and rear setbacks per zoning
  • Existing trees and protected vegetation
📘

Florida Building Code

The Florida Building Code governs structure, energy, mechanical, plumbing, and electrical minimums. The code edition in effect at permit submittal governs the project.

  • FBC Residential for one- and two-family dwellings
  • FBC Energy Conservation for envelope and HVAC
  • FBC Mechanical for HVAC and ventilation
  • FBC Plumbing for water supply and DWV
  • NEC adoption for electrical, per FBC reference
🌀

Wind Zone

The wind zone for a site determines structural and component design. Southwest Florida sites are outside the HVHZ counties but still sit in a high-wind corridor.

  • Wind speed per FBC and ASCE 7 reference standard
  • Exposure category B, C, or D depending on terrain
  • Component and cladding ratings sized for site wind
  • Roof assemblies tested as systems, not parts
  • Wind-load drawings stamped by Florida-licensed engineer

Florida Energy Code

Florida-specific energy calculations dictate envelope, HVAC sizing, ventilation, and equipment efficiency. Sizing is calculated, not estimated.

  • Manual J load calculation for HVAC sizing
  • Manual D for duct design
  • Envelope assemblies meet or exceed FBC Energy Conservation chapter
  • Insulation values determined by energy calculations
  • Air-tightness verified by blower-door testing at closeout
🏛️

Jurisdiction

Whether your lot sits in unincorporated Lee, Collier, Charlotte, or inside an incorporated city changes the building department, permit window, and inspection process.

  • Unincorporated Lee, Collier, Charlotte each handle their own permits
  • Incorporated cities (Cape Coral, Naples, Punta Gorda) have separate building divisions
  • Driveway permits handled at city or county ROW level
  • Septic permits handled at county health department
  • HOA architectural review runs in parallel with municipal review

Florida Building Code Highlights

The provisions that meaningfully shape custom home design in Southwest Florida.

Structure

  • Wind-load design per the site's wind zone and exposure category
  • Concrete and masonry per engineering, exceeding code minimum
  • Continuous load path from roof to foundation
  • Reinforcement details per stamped structural drawings

Envelope

  • Impact-rated openings or shutters per the site's wind zone
  • Roof assemblies meeting wind-load testing for site exposure
  • Florida Product Approval numbers documented at permit submittal
  • Air and vapor barriers per Florida Energy Conservation chapter

Energy

  • HVAC sizing per Manual J load calculation
  • Duct design per Manual D
  • Insulation per energy calculations, not assumption
  • Blower-door testing at closeout per FBC Energy Conservation

Mechanical + Plumbing

  • Ventilation rates per FBC Mechanical
  • Hot-water and DWV sizing per FBC Plumbing
  • Septic systems per Florida Department of Health (where applicable)
  • Water-conservation fixtures per FBC and EPACT references

How PrimeBid Construction LLC handles a custom home

One team, end to end. Lot to certificate of occupancy.

Custom home construction touches design, engineering, permitting, contracting, MEP, and finish trades. PrimeBid Construction LLC (FL CGC1533249) owns each of those stages all within one company, so the project does not fall through a handoff seam between a separate architect, builder, and project manager.

1

Lot review

Site walk, soil bore order, flood zone confirmation, deed restriction and HOA review. We confirm buildability before any drawings.

2

Design

Architecture and engineering coordinated together. Mechanical, electrical, plumbing routing planned during design, not after permit.

3

Permit submittal

Complete plans, energy calculations, Florida Product Approvals, and engineering stamps filed as a single packet with the jurisdiction.

4

Construction

Foundation, vertical, dry-in, rough-in, finishes. Third-party inspections at each code milestone. Owner reporting cadence agreed at contract.

5

Closeout

Certificate of occupancy, walk-through, punch resolution, manufacturer warranty registration, statutory Florida warranty period.

Custom home questions

What does PrimeBid Construction LLC build, and where?
PrimeBid Construction LLC (FL CGC1533249) builds custom homes in Lee, Collier, and Charlotte counties in Southwest Florida. We operate as a single team from lot review through certificate of occupancy. We do not build outside these three counties.
How long does a custom home take in Southwest Florida?
Design typically runs three to six months depending on complexity. Permit review is jurisdiction-dependent. Lee County building review is approximately twelve weeks. Collier County is approximately six weeks. Cape Coral is approximately seven weeks. Construction itself is typically nine to fourteen months once permits are issued. The full timeline from contract to certificate of occupancy is usually fourteen to twenty-four months.
Do you build on lots I own, or do you sell lots?
PrimeBid Construction LLC builds on lots the client owns or is purchasing. We do not sell lots. We do help evaluate buildability of a lot before purchase if requested.
How do you handle changes during construction?
Changes are documented in writing as change orders, with scope and cost impact noted before work proceeds. Owners receive an updated schedule and cost summary with each accepted change.
What warranty applies to a PrimeBid custom home?
Florida statutory implied warranties of habitability and workmanship apply per state law. Manufacturer warranties on appliances, HVAC equipment, roofing, windows, and other components are registered at handoff and follow the manufacturer's terms. Specific warranty language for any project is documented in the contract.
Can I add solar or a battery to my new home?
Yes. PrimeBid Energy LLC (a separate sister company) handles solar, Powerwall, and roofing. Energy and Construction operate as two distinct LLCs so each contract is scoped to one entity. Coordination between the two companies happens at design so the home is wired and oriented for solar at construction time rather than retrofit.
